Spenard & Midtown

Spenard's 1950s and '60s homes have character — and roofs that are working hard to keep up with Alaska winters. Many of these properties are on their first or second replacement cycle.

Bear Valley & Hillside

Properties sit higher, which means more snow accumulation and more urgency around snow load management. Metal roofing is more common here for good reason.

South Anchorage

Newer 1990s–2010s construction with larger homes and architectural shingles. Higher-end properties are increasingly opting for metal systems on steeper sections.

Mountain View & Fairview

Why Anchorage Roofing Is Different

Anchorage averages 75 inches of annual snowfall — more in elevated neighborhoods like Bear Valley and Hillside. Cook Inlet weather creates conditions most lower-48 contractors never encounter. We live with it year-round.

Cook Inlet Weather Patterns

Anchorage sits between Cook Inlet and the Chugach Range, which creates rapid weather changes. Chinook events — warm downslope winds — can generate gusts that stress even well-installed roofs. The January 2025 windstorm reached 110 mph gusts across Anchorage, causing the single largest roof damage event in recent memory.

Freeze-Thaw Cycling

The shoulder seasons — October and April especially — are when incremental flashing and sealant failure accelerates. Every temperature cycle across the freezing point works on small gaps, expanding them. A minor issue in October becomes a water infiltration problem by spring.

Short Installation Window

The functional installation window for asphalt shingles in Anchorage is roughly May through September — five months that fill quickly. If you are planning a replacement, booking early in the year secures your spot before the season fills.

Municipal Permit Requirements

Roof replacements in the Municipality of Anchorage require a building permit and municipal inspection. We pull the permit on your behalf and attend the inspection as a standard part of every replacement project.
