The January 2025 windstorm reached 110 mph gusts across Anchorage, causing the single largest roof damage event in recent memory.

    The shoulder seasons — October and April especially — are when incremental flashing and sealant failure accelerates. Every temperature cycle across the freezing point works on small gaps, expanding them. A minor issue in October becomes a water infiltration problem by spring.
